One of the biggest US apartment developers is planning a huge residential complex in Los Angeles, which includes an extraordinary parking garage. There is going to be a row upon row of lined stalls at the level of street as well as two floors underground for approximately 1,000 cars of residents and visitors of the trendy Arts District, where finding a parking space is hard for many.
When it is eventually finished, which might happen in four years, such garage will be one of the first ones in whole Los Angeles – it is designed to in the end serve other uses, as being converted into shops, a gym and a theater.
“Our world is going to change radically and we are going to be alive to see it. It’s not a generation away, it’s 10 years away,” said Los Angeles architect Andy Cohen.
Rick Caruso is working with Google to get ready for the arrival of self-driving cars and is planning to finally swap mall parking places for apartments, restaurants and stores.
Cohen, co-chief executive of architecture firm Gensler, believes car ownership will reach its highest around 2020 and then will start to decrease, with more Americans using some form of ride-sharing instead of their own vehicles by 2025. This means cars step by step will disappear from home garages, curbs and parking structures, emptying more and more space of real estate for new uses.
“One of the great changes in the next 20 years is going to be redevelopment of parking garages,” said Christopher Leinberger, chairman of the Center for Real estate & Urban Analysis at George Washington University.
